Foresters Community Finance offers a positively screened ethical investment product which is unique in Australia, supporting disadvantaged people and communities to build community and individual financial resilience and sustainability. The Community Trust Investment Fund offers both a financial and a social return on investment and investors are rewarded by knowing that while they gain financially, their money is also working to achieve greater social good in the community.
The fund provides mortgage loans to well-managed small to medium community organisations, primarily to assist them to purchase real property. Owning property helps such organisations to leverage their funding and assets to expand the services they provide to support their constituents, who may be socially and financially disadvantaged.
The portfolio includes loans to community organisations which address a diversity of issues such as homelessness, affordable housing, specialist legal services, domestic violence and childcare. Their constituents include migrant women, young women at risk of homelessness, people with intellectual disabilities, indigenous communities and other people and communities in need.
The Community Trust Investment Fund is both a retail and a wholesale product.

It is expected that financial return on investments in the Fund will be at a rate similar to the cash rate set by the Reserve Bank of Australia after all expenses and an administration fee of 1.8% p.a. plus GST has been paid. However, guarantees cannot be made in respect of investment returns. Foresters ANA will distribute earnings made by fund investments to investors after expenses have been deducted.
The fund provides both a financial and a social return on investment. The social benefits derived from these mortgages (the ‘social return’) are many and varied, and may be best described through case studies of selected organisations in the mortgage portfolio.
Investment in the Fund is designed for investors who wish to help promote the charitable purposes of the Trust and for whom the consideration of profit is not of primary relevance in their investment decision.
